Room in Valby, 3900 DKK, 4m2

Hi,
I am renting a room in a 3 room apartment in Valby. The apartment is located centrally, just next to O2 (Ring 2), 4 minutes walk from Hvidovre station and 10 minutes walk from Danshøj station. The room is newly furnished.
The rent is 3900DKK, the deposit is 3900DKK, rent for the coming month 3900 - all in all 11700 for moving in. All utilities are included in the rent.

The deposit is one rent, you will need to pay a rent ahead (forudbetalt leje - see below for explanation) and the rent for the coming month. This means you need to come up with 3x rent before moving in.
Forudbetalt leje: The contract has a month notice from both sides. Once the the tenant provides the notice, he/she will use this rent paid ahead (forudbetalt leje) and will not need to pay during the notice period of one month.
Renting out to non smokers. No pets are allowed.

I am also renting a room of 12m2 for 5100DKK per month.
I am looking for clean tennants and the rent can be negotiated down if you are to be responsible for cleaning the common areas.
